Name the job and the water
If you work remote and want a garage and a yard, Palm Bay and scattered homesites are a fair first map. If you work on the Cape, start with the north-county guide before you fall in love with a Port Malabar spec. If you thought “Florida” meant walking to sand, you want the beaches — Satellite, Indian Harbour, Melbourne Beach — and a different price band.
Tell Leslie the employer and the school need on the first call. She will not build a fifteen-house tour across two counties to be polite. She will build a two-day route that matches the life you described.
Insurance and systems are not optional homework
Out-of-state buyers under-price insurance and over-price granite. A new house helps. It does not make the conversation disappear. Get a licensed Florida agent on the addresses you are actually touring. Four-point and wind-mitigation matter on resale. Elevation and the builder’s package matter on new construction. Leslie will not quote a number she cannot bind.
Wells, septic, flood zones, and no-HOA streets surprise people from HOA suburbs. Those are features here. Read the Port Malabar and drainage guides before you treat them as defects.
How remote buying actually works with her
Video walkthroughs, a printed or shared map, and a lender letter before she burns a Saturday. If you cannot fly until the offer, say so. She will still want a local inspection week you can attend by video, and a plan for the final walkthrough. New construction punch lists go badly when the buyer sees the house for the first time at CO.
Register her before you contact a builder from Ohio. A remote “information” form on a builder website is still a guest card. The registration guide is the companion to this one.
What this is not
This is not a tax-move analysis, a hurricane-evacuation plan, or a promise Palm Bay is cheaper than wherever you live now after insurance. It is not Amanda’s Merritt Island boat search and it is not a Viera golf-lot article. It is the relocation briefing for the city Leslie actually closes in, week after week.
