Read the dues against the house
HOA dues on a Space Coast production community can be modest or not. They still belong in the payment next to tax and insurance. A cheaper no-HOA house that needs a new roof is not cheaper. A higher HOA house that includes a lawn package might be, if you were going to pay for the lawn anyway. Put both on one worksheet.
Ask what the dues actually buy: lawn, cable, a pool you will never use, a gate you will wait at. Amenities you will not touch are just a bill with a logo.
Rules are the showing, not the brochure
If you need a boat, a trailer, a work truck, or a fence the committee will argue about, start in Port Malabar or another no-HOA plat and confirm city or county rules. If you need the neighbor’s grass cut and the paint color in a binder, start in a named community and read the covenants before you fall in love with the kitchen.
Leslie will get the HOA docs into the contract timeline. Skimming a one-page “welcome” sheet is not review. Rental caps, architectural approvals, and special assessments hide in the thicker packet.
Resale follows the product
No-HOA Palm Bay sells to buyers who want space. HOA communities sell to buyers who want predictability. Pricing one against the other because the bed count matches is how listings stall. When she lists, she comps inside the product. When she buys, she will not let you use a Viera sold to justify a Port Malabar ask.
Scattered new construction on a no-HOA street is its own mix: new warranty, old neighbors. That is the scattered-homesite guide. This page is the dues-and-rules fork.
What this is not
This is not a ranking of Space Coast HOAs and it is not legal advice about a violation letter. A fight with an association belongs with the documents and, if needed, an attorney. It is also not the Grant acreage article. Five acres with a shop is a different kind of “no HOA.”
