Builder Spec vs To-Be-Built: Which New House to Buy on the Space Coast

A spec is a house that is already in the ground, sometimes finished, sitting on the builder’s books. A to-be-built is a lot and a plan. Buyers treat them as the same “new construction” search. They are not. Specs close faster, limit your options, and can carry heavier incentives. Dirt lots give you picks and a longer calendar. Leslie Clarke will not let a model-home Saturday blur that difference.

Master-planned new construction on the Space Coast

When the spec is the smarter buy

If your lease ends in sixty days, a finished spec is the product. You can inspect what exists, lock a rate against a real closing date, and often take a larger incentive because the builder is paying to carry the house. You do not get to move a wall. You may get to pick remaining options if drywall is not up. Ask where the house is in the schedule before you argue about tile.

Specs also appraise against other closed news in that community. If the builder loaded the house with options the comps do not have, you can have an appraisal gap. Leslie will look at the option list against recent closed specs before you spend more on a gourmet kitchen the lender will not value.

When to-be-built is worth the wait

If you need a particular elevation, a three-car garage, or a homesite that does not back a retention pond, wait for the lot. You will make design choices. You will also live through construction delays, interest-rate movement, and a closing date that slides. Put the estimated close in the contract as an estimate. Tell your landlord early. Do not give notice on a date the superintendent “feels good about.”

To-be-built incentives are often thinner than spec incentives. You are buying the builder’s future, not solving their standing inventory. Negotiate the lot premium, the design center cap, and any rate credit separately. A “free fridge” is not a buydown.

The registration and the lender

Walk into a Space Coast sales office with your agent already named. Leslie cannot always retrofit representation after you have signed a guest card and started a file. Specs and to-be-builts both use that desk. The preferred-lender incentive may be stronger on the spec because the builder wants it closed this month. Get both columns on paper.

Punch lists on specs should be shorter. They are not always. A house that has been used as a model, or has sat through a summer, still needs a careful walkthrough. To-be-built walkthroughs are longer. Either way, do not skip the inspection because the house is new. New houses have defects. They just have different ones.

What this is not

This is not a ranking of Space Coast builders. It is not a completion-date guarantee. It is the fork in the road between a house you can see and a house you will wait for. Scattered homesites follow the same fork — some are already framed, some are a lot and a rendering. See that guide for the dirt. This page is the timeline.

Questions buyers actually ask

Is a spec a leftover nobody wanted?

Sometimes it is a dropped contract. Sometimes it is the elevation the builder started to keep crews busy. Look at the house, the lot, and the incentive. Do not assume a spec is damaged goods or a steal.

Can I still negotiate on a finished spec?

Yes, especially if it has been sitting. Price, closing costs, and rate credits are all in play. Included options are already in the house, so that lever is smaller.

What if my to-be-built date slips past my lease?

Talk to the builder about a later close or a rent-back only if they offer it — most production builders do not rent to you. Budget a short lease extension. Leslie will flag the risk when the initial date looks tight.
